Summary

When we talk about Var architecture, we immediately think of luxury villas with gorgeous pools, stone farmhouses and their blue shutters, colorful terraced houses... Whether nestled in the heart of a lavender field or perched with a spectacular view of the gulf, Var houses have a charm specific to the region. Here are the most beautiful houses in the department!

Architectural Characteristics and Typical Properties in the Var:

Modern Villas

It is impossible to imagine the Var without its modern and luxurious villas. These dwellings, sometimes very distinctive houses, are often projects by well-known architects, commissioned by wealthy individuals. It's impossible to attribute them a homogeneous style since each villa has its own style! What they often have in common is a huge pool, sleek architecture, and a spectacular view.

Villas can be found everywhere in the Var, from the seaside to the hinterland, in the cities of Hyères, Bandol, Gassin, Flassans and Sanary-sur-Mer.

  • Advantages: luxurious, bright, often seen and pool
  • Disadvantages: purchase price and maintenance cost

The "Mas Provençal"

Formerly used for agriculture, the Provencal Mas refers to a large stone house, often with colorful shutters. It's the most typical architectural style of the region, homes for those who want to live in the real Provence, with cicadas and olive groves. It will appeal to those who want a house evoking the south and the sun, with a large capacity and a large plot.

Sometimes separated into several buildings (ideal for guesthouses!), these houses are built to naturally protect themselves from the local climate: they face south to avoid the Mistral and have small windows to stay cool in summer and retain heat in winter! Therefore, they are particularly well-insulated and energy-efficient.

Today, mas are mostly renovated, equipped with modern amenities and a pool, but they retain their exposed beams and original terracotta tiles, giving them modern comfort with old-world charm!

  • Advantages: character, land, insulation
  • Disadvantages: less bright, far from amenities

Village Houses

Var is not just about the coast, Saint-Tropez, or Toulon. The department has a string of charming medieval villages! Perched on limestone cliffs or built in the middle of olive groves, Var villages have picturesque houses, built along cobbled streets. Living in a village allows easy access to amenities, bustling markets, and restaurants while retaining the charm of Provencal architecture!

  • Advantages: character, location
  • Disadvantages: often to be renovated, narrow, no enlargement possible

Port Houses

Var ports have a particular charm, typical of the south of France: here, narrow terraced houses are all painted in different colors! A rainbow that stretches along the streets or by the water, from Saint-Tropez to Port-Grimaud. Inside, we find typical architecture, whitewashed walls, and floors covered with warm-colored terracotta tiles.

Narrow and built vertically, the houses often have multiple bedrooms and small bathrooms on the upper floors, and a kitchen open to the living room, in length, on the ground floor. In Port-Grimaud, houses are built directly on the quays, so that each property has a mooring place, ideal for boat owners.

  • Advantages: character, location (seaside)
  • Disadvantages: often to be renovated, narrow, no enlargement possible

  • Advantages: luxurious, location, security
