Price per Square Meter in Alpes-Maritimes

Above the French average, house prices in the Alpes Maritimes vary depending on the location, the condition of the property and its characteristics. In 2024, the average price per square meter for a house in the region is between €3,900 and €7,900, with an average price of around €5,200. But in some localities, especially around Monaco and on the Saint-Jean-Cap Ferrat peninsula, prices can go up to €22,000 per m2!

The most expensive properties are located on the coast, mainly around Cannes, Nice and especially Monaco, but also near Saint-Etienne-de-Tinée, in the very north of the department. The most expensive city is Saint-Jean-Cap-Ferrat (€16,000 on average per m2)), followed by Eze (€10,000 on average per m2). The other municipalities on the coast and Saint-Etienne-de-Tinée have an average price of around €7,000 per square metre. 

At the lowest, some localities, further inland, have averages around 2000€ per m2.

Evolution of Real Estate Prices in Alpes-Maritimes

Contrary to many French departments, the real estate market in Alpes-Maritimes has been very stable over the past 10 years. The inevitable price increase that occurred during the pandemic remained very reasonable (especially compared to the neighboring Var).

If the department follows the national trend, prices should decrease in 2024, but beware, this decline does not affect all properties!
